Matterport 360 Virtual Tours for Estate Agents

WHAT IS A VIRTUAL TOUR?

A virtual tour is a means of allowing people to explore a property building online.  It is becoming increasingly popular with Estate Agents and Letting Agents.

WHAT ARE THE BENEFITS ?

Firstly, Matterport 360 Virtual Tours save time and money for Estate Agents, sellers, and buyers too. By allowing prospective buyers to view the property online looking it’s best without the need to travel to an appointment, those who do arrange to view the property in person are far more likely to be genuinely interested in making an offer.  By weeding out those who are less interested in proceeding at the Virtual Tour stage, far less of the Agent’s and seller’s time is wasted.

WHY ARE MATTERPORT 360 VIRTUAL TOURS SUPERIOR ?

It’s important to differentiate between a Matterport 360 Virtual Tour and other seemingly similar ‘virtual tours’.  For example, a video slideshow is simply a series of still images made into an automatic slideshow – it offers no feel for the flow of the building. These can look fine if taken by an experienced Property Photographer, but can look pretty awful if taken by someone who isn’t a photographer.

Matterport are the industry leaders in the field and offer the ability to see a property almost as if you were there.  Imagine viewing a property in person: You enter through the front door, take off your shoes, and the vendor proceeds to show you around…firstly through the hallway, then into the Dining Room, through to the Sitting Room and Study, then maybe the Snug.  Then through to the Kitchen and Utility room.  A quick peek into the downstairs Loo, then up the stairs onto the Landing, and the Bedrooms and En Suits beyond.  You get the picture.  Well, a Matterport 360 Virtual Tour allows you to do just that, and Standalone external 360 views can supplement the internal tour, giving a unique perspective of the gardens.  From the comfort of your own home. Any time.

Additional benefits are the ability to generate a floor plan with measurements accurate to within 1%, and a Dollhouse view.  These allow the potential buyer to establish whether their furniture will fit into their potential new home – pretty important.

HOW LONG DOES IT TAKE ?

How long it takes to conduct a tour on-site depends on the property size:  A 2 bed Terraced house would typically take around 45 minutes.  A large 6 bed detached property could take 4 hours or more to complete.  It’s absolutely essential to prepare the property for photography in advance – it can easily double the time on site if the place is cluttered.  Please see my Blog  https://joncruttendenphotography.com/preparing-your-home-for-photographs/ for tips on how to get ready.

Once the tour is complete, I would typically expect the finished item to be ready for viewing within 24 to 48 hours of my visit.  If required, access can be password protected, allowing you to select who can or can’t take a look around.

Please note, for privacy reasons, the still images on this page are of public spaces, not private dwellings.
